All of our landlords are responsible for Buildings Insurance. While Proximity Property Group cannot offer insurance or legal advice, if you have an existing policy you should check with the insurance company whether it will cover short-term rentals. You may need to amend or get a new policy to suit the agreement. Any other insurance a landlord decides to take out is completely discretionary and not part of any agreement.
With rent insurance the rent is only covered if the tenant stops paying midway through their AST contract. It does not cover void periods. You must still pay lettings and management fees and deal with tenant issues including eviction if necessary. Usually, rent must be overdue by at least 30 days to be able to make a claim, which is no simple process. Therefore, rent insurance cannot compete with the advantages of our Guaranteed Rent Services’s zero hassle, zero fee, guaranteed income, every month.
Proximity Property Group Ltd pay for all bills and council tax. The landlord remains responsible for any service charge or ground rent on the property.
